There are many reasons why this tower is flawed. I`ll give you one, two elevators for a 38 storey tower. After work line ups for elevators in the lobby will be long and dogs won't be able to hold out for the wait for an elevator down.

The general rule of thumb is 1 elevator per 100 suites. This has 128 in the existing building and another 256 in the new addition (384 total). While a little down and a bit imbalanced, it's not excessively low or unworkable. Also, with such a small floorplate to start with, adding another elevator and associated mechanicals would further cut into saleable / rentable GFA.

Funny how the older brick apartment in the foreground of the render remains so much more tasteful and elegant despite being an older built.

It is an element of the rendering that I predict will remain true upon completion of this site.
