227 GERRARD ST E
Ward 28 - Tor & E.York District

OPA and Zoning By-law Amendment to permit an 8-storey mixed-use building with a t otal gross floor area (GFA) of approximately 9,274 square metres, including approximately 715 square metres of retail space on the ground floor and 99 residential units. A total of 62 vehicular parking spaces and 131 bicycle spaces are proposed.

I would love to see see this site get developed. That beer store and parking lot are hideous. I wonder how much property "The Beer Store" has in TO? That company is a blight in our city.

I agree. The Beer Stores are just plain awful. They also occupy some very choice sites in our city. Most folks simply seem complacent about Brewers Retail.

That better had be retail space fronting Gerrard or take this back to the drawing board.

Replace the yellow brick with red brick. Replace the spandrel with red brick. Then maybe...

The ground level is actually okay here, the form of the building feels okay, but why so many finishes? Some simplification could add some cohesiveness here. Right now this is baaaaaaaad.

Would be vastly improved by picking one colour of brick and sticking with it.
