^^^ well said. luckily there are a range of styles and tastes to suit everyone otherwise this world would be one helluva boring place. I can find something to like in just about every style as long as its done well and not simply repeated in a cut and paste way from something we've already seen.

Failing a resolutely contemporary building, as a fall back position I'd be happy enough to see a cut and paste of the row of commercial fronts located immediately to the west of this site - rather than the drearily generic faux historic approach shown in the rendering. It worked reasonably well elsewhere in the neighbourhood when 11 Church Street was cloned in two matching sections immediately to the south of it, in red and buff brick.

In keeping with Concert’s commitment to environmentally sustainable developments, we have spared the wrecking ball and instead our construction team has been painstakingly peeling away the layers in order to salvage, re-use and recycle as much of the existing building materials as possible. A prime example of Concert’s Waste Reduction Plan in action is the disposal of the old masonry that can not be re-used. It is being shipped to the Toronto Port Authority to be used as fill for the Leslie Street Spit − a public urban wilderness that is home to hundreds of bird and plant species. This tranquil urban getaway is free of cars and makes for a perfect place to bird-watch, walk, cycle, smell the wildflowers, push your baby's pram, roller blade, paint landscapes, take pictures or just take some time out to relax. I guess you could say Concert is adding to the nesting area for local birds and wildlife as well as helping to maintain the spit’s fabulous bike path.
Other examples of Concert’s Waste Reduction Plan are:
• Salvageable items are removed manually so they can be re-used by a building supply company.
• Metals, concrete, wood and drywall are all separated on-site and then sent to a recycling facility to be made into new products for both building and personal use.
• Bricks and sills are sorted and those deemed re-usable will be cleaned and form a part of the redeveloped heritage portion of The Berczy’s exterior.
As A Developer with a Difference, Concert is committed to the preservation, restoration and enhancements of the environments in which it builds. The management and care taken in dismantling the existing building is one small part of our ultimate goal of achieving LEED Gold certification for The Berczy and just another reason why people such as yourself have chosen a Concert home.

In the renderings you can't tell if just the Front/Church corner will be retail or if all of Church Street will have retail. Anybody know the answer? It was origially all linded with retail, so I hope that is the case.
 
If you look at the Church side, you will see a Flower shop there. I expect to see somemore retail on the street.

As for the shoe store, they cannot give away now who the main retail will be when this is finish, as there maybe a change due to market conditions at that time.
 
I've seen some of the renderings of the east side and yes, I do believe there will be retail on the ground floor. I also believe that there is a seniors' recreation centre or some sort of multi-purpose room for seniors or something located on the ground floor as well. Not sure where I read this but I recall seeing it either in the contract or perhaps in the planning notes.

I had the chance to go by today and thought I'd post some updated pictures. They have started to work on the building closest to the Esplanade and are currently taking it down.
