I agree,, a prestigious shopping mall should be a good option to consider and a great addition to the area
With Queens Quay Terminal virtually half empty and the commercial space at Harbour plaza (formerly supposed to be a Target location) not yet leased (as far as I know) I doubt they would put up a mall in place of the garage. But I would like to see it gone. It's an eyesore. And unlike 10 years ago when I used to work down there it never fills up.

…and where they have used spandrel, it's not back-painted glass: these are shadow boxes with a coloured panel set some depth behind the glass, allowing for a slight shadow to give every section of it some depth. Tridel has allowed Wallman to up the game here quite a bit.

The garage has contracts with Queens Quay Terminal. Makes sense it doesn't fill up like it used to if the Terminal is half empty.
