Probably neither the A&W or Popeyes, as they have other locations within spitting distance.
Shoppers though? Oversaturation is their middle name. +1 if there's a Rexall nearby that they can try and force out of business.

I was joking, but that stretch of Yonge is actually one of the most vibrant and interesting food alleys in the city, despite having many chains. Hopefully this building can contribute to that.

In some ways, yes. In others, not so much. It seems partial to being the opportunist-trend-jumper restaurants. Sushito or Poké bowl, anyone? Lots of fly-by-night places that do exactly the same as three others down the street.

There are those places, but there is also the crepe and dessert places. And a bunch of noodle places. Korean fried chicken. Tonkatsu, H-Mart. Tacos. Fresh pasta. And you can even get a payday loan if you need one!
Go a little farther, and you have Salad King, a bunch of middle eastern places, bubble tea, etc. It's not fine dining, and they don't have patios to sit on (yet) but it is good food.

Small solace perhaps, for a few years; but this section of Yonge will be rebuilt by the City and narrowed, with a completely new streetscape following the completion of the section south of College.
The intention is to re-do (and narrow) at least as far Davenport.
In terms of timing, late this decade.

...so in other words, if they installed all those plants and stuff as rendered, The City will likely come along and rip all those up to make way for the expected Yonge St do over I gather?

That's possible; there is no design for that streetscape yet, so we can't really be certain.
I doubt that's the reason there are fewer trees than rendered though; I rather suspect the conflicts of being right over a subway tunnel, plus normal utility conflicts probably made it impractical, or overly expensive or both.
But I'm only guessing on that, since the landscape plan is no longer online.

Exactly what I was hoping someone would chime in with. The Yonge Street re-design can't happen soon enough. Vehicle capacity is essentially 1 lane in each direction already as some drivers take an entire lane of traffic so they can run into stores, cafes, etc. I suppose some will still decide to park, effectively shutting down the whole street.
