I have being calling for years to do a branch line off the Milton Line to Sq On from both ends using EMU's assuming CP will agreed to EMU's. The tunnel will have to start north of Dundas from the south and north of the 403. The City needs a new transit Hub to handle 150,000 riders by 2040. There will be no service to Cooksville for this branch line and will be a different GO Service.

I have stated for over 10 years to council that the Mall is the white elephant in trying to create a downtown and the city has said the same thing. The mall needs to shrink to 1/5 of its size on a number of floors with development on top of it.

I have also stated of seeing 200-300,000 people living and working in this area and the 18,000 units doesn't cut it.

Do the math; if 37 towers are to be built, 7 will be office towers and this leaves 30 towers to hold 18,000 units. Other than a few tall towers, the rest will be midrise only. The city wants green space and a better grid system than what there is there today.

Oxford has already has been given permission to reduce parking standards for all its lands and it needs to fall more as the area will never support all the car traffic there and will be gridlock on Boxing day and other major events with transit being really screw.

In talking with the city planner responsible for MCC, he would like nothing more for the shopping mall to be completely redeveloped but that's not going to happen any time soon. With that said, I think Walmart's days are limited.

Why do you say Walmart days are Limited considering it's a major anchor?
 
For the sake of comparison, this is what the Ciy of Burnaby and Ivanhoe Cambridge have planned for Burnaby, BC's Metropolis at Metrotown (almost complete destruction of the mall over the period til 2086):

Would agree on that last point- Square One has essentially monopolized the retail scene in downtown Mississauga- and with hundreds of thousands of future residents/consumers coming in around the mall (and with no shortage of developable space like in Burnaby), why would its owners want to give that up?

The point when the mall gets redeveloped is likely the point when the last piece of vacant land in Downtown Mississauga is built upon- or when the retail apocalypse makes the mall uneconomical (wherein it transitions into a lifestyle centre) IMO.

It's not good urbanism, but it makes sense businesswise.

I do know under the City Downtown 21 plan, Walmart would not be part of the mall as Karya Drive was to north to Rathburn, making Walmart a stand alone building. At the end of the day, Walmart has to relocate to another area to meet Downtown 21 plan and still be part of the mall.

Oxford has nothing to loose by reducing the foot print of the mall to 1/5 of the current size with more store and development on top of it. Rest of the land will add to Oxford bottom line by having more development on it than plan.

Walmart can be relocated, reimagined, or removed but the building itself and/or the land that it sits on can easily be redeveloped without affecting the mall itself. Oxford has nothing to lose and everything to gain by redeveloping this portion the mall with a mixed-use project. After all that's said and done, why would Oxford leave this portion of City Centre Drive a suburban pedestrian nightmare? City Centre Drive can be turned into a pretty cool street if Walmart and the parking garage are re-imagined as well which can include street facing boutiques, restaurants, cafes, etc. and it would be a nice lead-up to block 23 and the Exchange District.

This alone would be a major improvement to the area and significantly improve the pedestrian and vehicular flow of the area. Considering the age of the current Walmart building, it is likely well past its projected useful lifespan despite the recent interior renovations. Walmart also seems to clash with the direction Oxford is taking the mall (higher end retailers, as well as a focus on entertainment).
 
Yeah, that Wal-Mart will be on the chopping block soon enough, along with other large department stores on the periphery of SQ1. It's hard to tell if they'll eliminate it as part of the Square One District project, but as the parking lots get filled with development, I wouldn't be surprised to see Oxford start to condense, bury, and develop on top of the footprint to maximize space for towers.

Personally, I'd like to see something like the Moscow International Business Centre happen to SQ1, where the central mall is flanked by large office towers all around.
 
Vancouvers mall redevelopments come to mind as well, with significant new high density retail complexes replacing the existing malls.
