The existing 1960s-era plaza at 700 Balmoral Drive at Eastbourne Drive in Bramalea is up for redevelopment as a mixed use retail and residential complex with five buildings (5, 10, 12, 18, and 20 storeys) with ground floor retail. Total of 982 residential units, with 4613 sq. m of commercial space - which should replace most of the existing plaza's GFA.

The area already has some medium-density residential on the east side of Eastbourne, so it's not really out of place. To the north is a city rec centre, and to the west, a Catholic elementary school.

There is currently a heavily used No frills grocery at this location. This is a key area in Bramalea which is well connected with parks, trails and very pedestrian friendly. Bramalea built several key plazas like this in the heart of neighborhoods surrounded by homes providing nearby essentials and reducing the need for vehicle trips. Let's hope a grocery store returns.

I remember when it was Loeb. I hope too that the phasing keeps a supermarket on site. What should not happen is a Stonegate Plaza scenario where the Valumart never ended up being replaced in the “Backyard Neighbourhood Condos” development.

This document on one slide says retail, on the next has an expanded list of uses including bank and gas bar. Is that what is allowed now?

My actual question, is the new project allowed to add a bank? The current one is closing.

I just realized you mentioned the same things I did so I deleted my previous response.

I found through the file info on the Brampton Accela Citizen Access page under the file number for this project that an amendment has been drafted for it, but no idea if it was passed or signed off. Realistically, they should be able to add a new bank so long as the amendment is passed.

The zoning amendment allows for the following permitted uses:

Residential - Apartment dwellings

Commercial:
a. an office
b. a private school
c. a bank, trust company, or financial institution
d. a retail establishment, having no outside storage
e. a convenience store
f. a personal service shop
g. a printing or copying establishment
h. a commercial, technical or recreation school
i. a community club
j. a health & fitness centre
k. a day nursery
l. an amusement arcade
m. a place of commercial recreation
n. a medical office or clinic
o. an animal hospital
p. a laundrymat
q. a drycleaning and laundry distribution station
r. a supermarket
s. a dining room restaurant, a convenience restaurant, a take out restaurant

After that, it mentions that a total of 197 visitor parking spaces will be provided. Hope that answers your question... Somewhat.
 
LOL at well known Bramalea Nimby Anthony Bakker complain on Reddit about scotiabank relocating to BCC to be a major obstacle for residents.
For a guy every month for the past 5 years claims to be moving out of the area, he's doesn't sound like he's actually going anywhere hence his entrenchment against this project.


The place is full of 9 storey apartments across the street, this proposal is the same type of housing that already exists in the area.
A maximum tower height of 20 storeys is perfectly fine here.
