Looking at the Ground Floor Plan in the front page story, we're getting 7(!) narrow-but-deep retail units along Gerrard which is amazing. I think earlier plans had something like 4 shallow-but-wide units, so this is a huge improvement in terms of making Gerrard feel like a local main street.

So looking at this compared to the site plan, I think they might kinda gotten the render backwards. Assuming this is the view along Gerrard, the tall part should be on the left when looking south...

I can’t decide whether the tower on the right is grey or a very subtle green?!

...the two (2) big green pipes above ground on Gerrard are City Water sewer infrastructure above something called a "Vortex Chamber" - the OPA and Masterplan need to be altered to provide more clearance around those corners. This is accomplished by shifting some of the massing / density south from Gerrard and adding it to the Oak Street side of the development.

Noting that EVERY tower now has a floorplate greater than 750 m2, new range between 800 m2 - 900 m2....

The RED highlights are added to the original City & TCHC slides -- as they are a great example of HOW these "mixed-income" deals have to work in order to replace the RGI in Fall 2024.
 
Oh it's gh3...that firm's works gives off a lot Scandinavian vibes. As it does here, IMO.
it's odd, because the proposal for 4B+4C by GH3 looks A LOT like Cobe Architects' recent work, down to the filleted precast panels, broken down massing, and colour tones...
and isnt Cobe signed on for the neighboring 4A site? or did GH3 take over the 4B+4C site from Cobe, in which case its looking like they just absorbed Cobe's intital work.

The Star has now caught up to what @HousingNowTO was updating us all on more than 3 weeks ago.


The above discusses the sewer vortex issue and the redistribution of density resulting from increased setbacks.

The entire point of circulating plans to every agency and department is to avoid the above........everyone gets to flag any potential problem well in advance.

By not properly flagging the issue...........someone cost the City/Tridel/TCHC a lot of money..........

Sure....it could have been worse if the issue were flagged mid-build..........or Toronto Water later said, whoops, we need you to demolish that new 40-storey tower so we can fix the sewer...

I get that oversights happen............but wow that's a doozy.
