So they're just recreating the facades and they look pretty stupid from the Queen elevation.

They don't fit next to a 56 storey tower. The purpose of preserving heritage is not valid since they're just tacked on facades. At the very least, they could have faked it along Queen.

This is definitely NOT a Roy Varacalli design,... it's Core Architect,... so where's Bazis' famous partner and the greatest locally stationed architect Roy Varacalli??? Working for someone else it seems,...

Roy Varacalli isn't the design architect, but he's clearly still involved with this. He sent out the cover letter associated with the application. He even signs it with an @bazis email address.

From application form for this development Roy Varacalli is listed as authorized agent of the land owner - dated "Dec 20, 2018",... hmmm,.....

Roy Varacalli is one of 3 Bazis partners (other 2 are Michael Gold (director of Finance - formerly clothing salesman) and his wife Veronika Belovich (director of Sales/Marketing) whose father owns the parent company in Kazakhstan).

For the current Oasis of Lawrence development application, Roy Varacalli is also listed as agent of property owner but it's re-designed by Suriano Architectural Design (Roy Varacalli's name isn't on any of the designs). That looks to be an upzone and sell off exercise just like their Estate on Bayview project once it got approval.

This is a Core Architect design tower,... not a Roy Varacalli design (his name isn't on any of the design). It's somewhat similar to Roy Varacalli's 1 Yorkville design (50+storey skinny tower with heritage property frontage at podium), so Core Architect likely examine those designs.

Roy Varacalli came to Toronto as a Bazis partner and designed Bazis' projects including: original 1 Bloor East (pictured above in ProjectEnd's post - development application (DA): Sept 18, 2007,... yes, I'm forgetting CrystalBlu (DA: Feb 26, 2006) because its truly forgettable & regrettable!), EmeraldPark (DA: Jul 7, 2008), Exhibit (DA: Feb 20, 2009), e-condo (DA: Dec 14, 2011), 1 Yorkville (DA: Oct 4, 2013),.... those are all Roy Varacalli designs for Bazis. The thing that distinguished Bazis from other developers was their unique architectural designs,.... by Roy Varacalli. Bazis' execution and project management was generally below industry standards.

Then in the middle of condo boom, Bazis stop condo development and focuses on townhouse projects?!?!? Roy Varacalli designed Bazis original Estate On Bayview (DA: Dec 21, 2015 which was up-zoned & sold off to RUP to be re-designed by Giovanni A Tassone Architect Inc) and original Oasis of Lawrence (DA: Sept 15, 2016 withdrawn a month later and then resubmitted smaller re-designed by Suriano Architectural Design). Both of Roy Varacalli's townhouse design for Bazis will not see the light of day.

Bazis' focus recently (townhouses, 11 Yorkville & here(?),...seems to be land assembly, development application, up-zoning, sell off VS actual design and execution) seems different than what Roy Varacalli as an architect wants to do. While Roy Varacalli is still 1 of 3 Bazis partners, it seems the last Roy Varacalli design for Bazis that we'll see is 1 Yorkville (DA submitted: Oct 4, 2013) which is under construction now and should have occupancy in about 1.5 years.
 
Because Roy Varacalli is not the architect of this building, there's no need to go on about it further here, weighing down this thread.

So excited to see another project by Bazis! They bring and execute great developments to the city and are cutting edge!
 
Bazis is proposing to do what they did at 1 Yorkville retention of historical phased and interior demising walls between 3m and 5 m. And then have them restore to the original state.
As for Varacalli not being architect on this project, I happen to know that due to multiple projects in Bazis pipe line they decided not to do architectural design internally and concentrate on assembly and zoning. I'm sure Varacalli will still have his input into the design.
 
Metro United grounds are not protected from shadow however - it isn't a city park, it's part of the church grounds.

Also, this does not shadow Moss Park until after 4:18pm, which is the last time that is shadow protected. It meets city shadowing policies.
Based on OPA 82, "no net new shadows are permitted on Moss Park as measured on March 21 and September 21 from 10 a.m. to 6 p.m"......meaning it wouldn't meet City shadowing policies.
