Proposal for a 13-storey (46.2 metres, including mechanical penthouse) mixed-use building containing 28,332.7 square metres of residential floor area (417 residential units) and 273. 1 square metres of retail floor area, totalling a gross floor area of 28,659.9 square metres and floor space index of 4.22 times the area of the lot. A total of 304 parking spaces are proposed, including 230 resident parking spaces, 70 visitor parking spaces and 4 retail parking spaces. Parking is proposed within a 2-storey underground parking garage with two-way vehicular access provided at the north side of the site via Manse Road. The proposal includes a new park with an area of 750 square metres, to be conveyed to the City.
