i dont get it either. it's a nice design. i guess everyone has different taste.
+ First Capital is involved, should be decent if not good.

For my part, at first blush:
> Zero heritage retention/integration, which is especially pronounced at the corner, where we have instead a totally forgettable and austere standalone retail structure (which is hilariously referred to in the cover letter as an important "anchor building" and "neighbourhood gateway")
> An uninviting and unimaginative hardscaped condition at what should actually be the anchor of the pedestrian realm
> A randomly oriented and sited grade retail program that features a total mess of material mix and incoherent design language
> The placement of an unanimated blank wall at what should actually be part of a gateway entrance
> A completely forgettable tower design that somehow manages to simultaneously be both uninteresting and cluttered; sort of an awkward mash-up of BBB's Davenport tower around the way and Zaha's High Line mid-rise. It will also be positively horrendous if the curtain wall doesn't survive VEing.

In short, I didn't think the last proposal was overtly special, but I sure do miss it now:

Thanks for taking the time to break down some reasons for your opinion, ADRM. It's convincing. It's also refreshing compared to certain children on this site, who may work in the industry but might not work well in society.
