Speed to market is one thing; the high land prices due to limited availability of land for development is another - and probably more important driver. +/- 4 stories in a luxury project isn't going to affect overall supply and affordability much (It's like arguing The One going slow somehow affect affordability in the middle segment of the market).

The cladding on the tower looks like it's of good quality but aesthetically unremarkable. It's glass and white metal panels. It's the undulating profile and use of angles that makes it interesting.
It's the affective use of simple materials that makes it interesting. The form is simply a rotated floorplate (same as One Delisle), clad simply but elegantly.
 
Excited to see where this development goes, it’s too bad it lost some verticality, but still could be a stunning addition to a high growth potential area

William John Cook and Carol Burnham Cook are the bullies. There are so many levels of ignorance in this letter.

"Our understanding is that Yonge and St. Clair is not a designated growth area..." -- WRONG. But don't let ignorance of the planning framework get in the way of a strongly worded letter from some rich white boomers.

100%. They are not looking out for the good of their neighbourhood, but worried about their own property value ("...diminish 10 Delisle..."). Textbook NIMBY.

Except there’s no actual evidence that their concerns about “traffic” and about “architecture” reflect little more than bald self-interest.. I’m sure if the proposal here was to accommodate an emergency homeless shelter and methadone clinic into the existing structure the Cooks would be rolling out the red carpet!
