Liberty Yard will transform an underused site in Liberty Village into an innovative mixed-use development that aims to integrate with the main thoroughfares, including the future Smart Track station. A new large public park anchors the development, linking the various open spaces into one continuous pedestrian network while anchors such as retail, cafes and parks act as social magnets to create active edges and frontages for the new interconnected open spaces.
 
Looking at the docs, it seems like this development takes away a lot more retail space than it creates. This development seems like a net downgrade for existing residents of Liberty Village as it is.
 
That's what happens when you take the area of existing retail space and subtract new lobbies, back of house areas, loading, ramps, etc., etc. etc.
 
New renderings are updated in the database. There are also several changes to the project information. The overall building height changed from 119.86m, 105.16m, and 114.52m to 120.66m, 116.54m, and 105.66m. The total unit count changed from 290, 240 & 320 units to 882 units. Finally, total parking spaces were reduced from 527 parking to 498 parking.

10 months later...........this one arrives, in a revised form; at TEYCC in the form a Decision Report, Approval Recommended:


Lots of revisions here.

The height changes are modest from 29s, 33s, 34s to 32s, 33s and 36s........... so this one actually went up.

There are a variety of site plan changes, too many tidbits for practical copy/paste.

Also of interest to many here will be how certain separation distances have been handled.
 
29 units at 80% of AMR for 25-years in a 913 unit build-out is an approx. ~3% of units deal.

That's a pretty standard Affordable-Rental deal in Spadina-Fort York ward, based on previous Cressy examples.
 
The new rendering updated in the database. The overall storey count changed from 34, 33 and 29 storey to 36, 33, and 32 storey. The total unit count changed from 882 units to 963 units. Total parking space changed from 498 parking to 434 parking. Finally, the total bike parking changed from 1010 bike parking to 1102 bike parking.

It's a case concerning Metrolinx's expropriation of a property (these cases are usually regarding the appraisal value itself). The case details are still confidential so it is difficult to be sure which one, but I suspect it may be 85 Hanna due to the planned connection to King-Liberty GO Station via 1100 King St W.
