I'd be happier with wider sidewalks and bike lanes on Mutual.

Tracks ran on Mutual from Queen up to Gerrard? the street narrows north of there.. or was it only south of Shuter?

Also, there was no sign of track when they repaved last year. They stripped the road down to the concrete base and resurfaced. The only tracks I can see still remaining would be the loop itself.

I think the other reason why Mutual is so wide all the way up to Gerrard - besides the streetcar loop near Queen - would have been the Simpsons/Simpsons-Sears warehouse north of Dundas. A lot of delivery trucks would have come and gone from there.

I'm sure that was also beneficial when crowds of 7,000 + were pouring in and out of the old Mutual Street Arena

Not yet. I've heard that there were some hiccups with some approvals the developer needs to move forward, but nothing more than that.
Is there any new progress?Another new building by Sher.just across the road will on the market soon.

I have tried to follow up with the Sher, and Dream but I did not get any useful information. First contacted the city planner and he told me that they are still waiting for some documents. Then I called Dream and talked to a guy and he said he doesn't know what documents city needs and Dream submitted all documents. He asked me to contact the director of marketing of Ivy project, and I did. She told she will get back to me with updates and it's been more than week that I have not heard back. I also contacted Sher and talk to Marc/Mark and he told me that I need to email Shakeel. I email him twice and he has not replied yet.

Any idea how we can make these companies to respond?

Earlier today I managed to talk to Shakeel from Sher Corp. He told they are also waiting for Dream to start the work. He told me that I can follow up with them in a month.
To my understanding Dream owns 50% Economic Ownership of Ivy Condos and per 2017 annual report 100% of units are sold. I am not knowledgable int his area but just curious why the project is delayed.

at least $900. For the one I got 630K for 695 Sq. ft. in 32nd floor. I do remember smaller units were a bit pricier. Small parking was 60K and locker was 5K.
