This proposal seeks to amend the Zoning By-law to permit the redevelopment of the site with a 68-storey (219 metre) tall building containing retail space on the ground floor, office uses on floors 2 to 3 and 637 residential units above. A total of 651 bicycle spaces and 57 vehicular parking spaces are proposed in a 6 level underground garage. The existing buildings on the site are proposed to be demolished.

Does anyone know how long it would take to be in construction mode from now? like how long it normally take from submitting the re-zoning plan to actually be in construction?
There is no standard amount of time as there are just too many factors that can influence the approvals process, the sales process, and construction. There could be shovels in the ground in a few years, it could be several years, it may never get built, it may be a different design that gets built.

Looking at the landscape plans, this one has no trees at all on the Adelaide frontage and 1 on the Duncan frontage.

On the upside the one tree will get a good sized soil trench.

Sidewalks show only the standard pavers by the curb design.

230 meters?

I posted the top of the elevation drawing from the docs, it shows 288.74m to the top of level 66, 306.3 to the roof.

That seems wrong............for a building only 66 floors tall, those would be some enormous ceilings..........

If the City didn't approve it, the developer would just appeal to the Ontario Land Tribunal who in all likelihood would approve anyway. This way, desperately needed new housing gets built sooner.

Shadows are simply going to be part of life near ground level in Downtown Toronto, which will definitely be unfortunate for some people, but then their lives should improve from all of the shops and services that will open up in the area to serve the flood of new residents. There are trade-offs with everything.

This one received a 20 metre, 6 storey haircut in a ZBA resubmission from March. The tower design has also been changed a bit again.
