Now my most recent worry is what if Bazis simply has no money? The doors down here and wall paint which should be covered by warranty have not been fixed for months. No way would Bazis suicide their public image over mishandling this one project when they have 4-5 more developments in the works. They perhaps may be over-leveraged.
Bazis couldn't care less about EmeraldPark, nor their public image,.... because Bazis' next 4-5 projects are basically all sold out. And after Bazis deliver their next 5 project with the same crappy quality they put into EmeraldPark,.... Bazis will be gone! It looks like Bazis Inc (Canada) is set to bail in 5 years (2022).
When did Bazis ever cared about their reputation? Remember in 2007, Bazis marketed their 1 Bloor East project with advertised condo prices of 300K to $2 million and had hundreds of people lining up a week in advance at Bloor and Yonge,.... then just before sale office opens, they increase the price $500K to $8 million!
Bazis has always treated their customers like suckers! Then after their banker Lehman Brothers went under and their home banker (Michael Gold's father-in-law) didn't come through,... Bazis lost about $30 million when they were forced to sell 1 Bloor East site,... Karma is great!
Even though Bazis does all the architecture design work, marketing, and usually sells out before construction,... Bazis still has to partner with other more established developers to get financing, which cuts into profit! Notice a pattern here? Every 2 years Bazis will submit a development application for a condo project that'll take them about 8 years to complete (Tridel only took 5-6 to complete the larger Tridel HullmarkCentre). Thus, to maintain Bazis condo development pipeline, I expected Bazis to submit condo development application in 2015 and then in 2017,.... but instead of condo towers, Bazis have now focused on stacked townhouses. Huh??? Toronto is in a condo boom,... and condo builder Bazis switches over to townhouses??? Why???
Stack townhouses usually takes about 3 years from development application to completion,.... but I'll add an extra year in the completion estimates since this is Bazis,.... well, at least Bazis could get financing themselves without partner for townhouse project!

Huh???? So Bazis goes from building mixed-used developments like EmeraldPark with about 600 residential-condo units, 75 retail-condo units and 60 office-condo units,.... to stacked townhouses with only 20 - 39 units???? While, the condo market is still hot in Toronto,... Bazis talented architect Roy Varacalli (one of the most talented architect stationed in Toronto) is now designing townhouses? Why??? The townhouse projects fill a gap and their last townhouse project (OASIS on Lawrence) should complete around the same time as their last condo project (1 Yorkville) is completed,.... around 2021,.... Hmmmm,.... add another year for all the condos' final closing dates and transferring of power to condo boards,... then Bazis Canada will minimize their legal obligations by 2022,.... and that's when Bazis Canada will likely shut down!
Bazis Canada is not a large developer like Menkes or Tridel that have multiple divisions and assets. Tridel group includes their own in-house construction company Deltera, Del Realty sales team, Del Property Management, DelSuites Furnished Rentals, Del Condominium Rentals, etc,... Bazis Canada is like a "pop-up" developer, they only came here for the condo-boom, they contract everything out (TMG builders for construction, BakerRealEstateInc for marketing, FirstServiceResidential for property management, NewConceptBrokerage (Century21/RoyalLePage) to sell remaining and defaulted units, etc,... ); Bazis Canada is NOT here to stay! Bazis Canada was never set up to stay,.... minimal assets here, everything is contracted out and Bazis screws over everyone - customers, clients, contractors, partners, city staff, TTC, councillors, etc,.... Bazis Canada never planned to stay.
Bazis Canada is really just a Mom&Pop boutique developer: President Michael Gold and his wife Veronika Belovich (Director of Sales and Marketing - her father is Bazis International tycoon owner in their home country Kazakhstan) and architect Roy Varacalli,.... and it's obvious the next generation - Jonathan Gold - shouldn't be in this line of business.

Thus,.... look for Bazis Canada to ride off into the sunset back to Kazakhstan around 2022,... Bazis President Michael Gold (in charge of financials) will retire or go back to operating clothing stores,.... yeah, his only qualification in being a real estate developer is his marriage to the daughter of a Kazakhstan tycoon real-estate developer! Before that, Michael Gold was just selling blue jeans and t-shirts! How confident are you in Bazis' financials now???
