Taken 22 May. They are progressing on the open area on the east side. Looks like they will be ready for occupants on 1 June! And the Persian grocery store across the street is ready as they are the closest food store. And I have now found a dealer for Persian ice cream!!! Saffron, pomegranate and pistachio!

The tower on the west side is being occupied! Saw ‘stuffs’ in the windows. 26 May.

Trees about to go in on the plaza and the Mutual side. The corner retail unit on the northeast corner has garage-style doors that will make for a great café! TenDean? 5 June.

Btw if you are in the area photographing there is a great newly renovated café on Queen directly across from here that I am sure will be a favourite of residents.

An update here that's mostly focused on the Park, the POPS and the streetscape; photos taken June 15th, 2024:

First up the building from the north:

Now the Park:

I am happy to report that after a very difficult start on this site, all the trees are alive and in good condition; the vegetation in the central landscape feature is generally lush and healthy on 3 sides, with only a modest need for infill planting on the 4th.

There is one challenge this space faces in the near term, there is a modest encampment of 3 tents here in the south-east corner. One must be duly sympathetic to those who find themselves in such circumstances, but there is no denying its impact on the space.

On to the POPS:

And the streetscape:

^^^ The brick in the herringbone pattern looks great, what a shame it doesn't go all the way out to the curb!

And we'll wrap with one last shot of the building:

And on that note.....I've updated about 1/2 the threads I covered in my walk yesterday, time for today's walk, and errands, back later!

Wonderful placemaking here. Pontarini and CCxA pull it off once again! 👌I'm going to have to go check out the park here. It's so nice to see a block "carved" into something greater than the sum of its parts - narrower, lithe podiums that allow the centre of the block to become a communal, quieter urban space. This is exactly what we need more of.

The Elm and Ledbury would be a high rise and a five or six storey medium rise in another place where there aren't the development pressure to maximum densities. A third to half the units here and with respects to the office/residential skyscraper have views into other people's apartments. The parkette and the private grounds are beautifully finished above the typical cast in place and precast concrete we see in Toronto. This could still be so much better designed for the residents living here.
