I've been suggesting to CityPlanning and local Councillor's office for a new signalized intersection in this area for years,.... since the gap between adjacent signalized intersections at Yonge & ParkHomes/Empress Ave and Yonge & Churchill/Church Ave is 500m,... distance is much too long between signalized intersections especially for an urban environment. I would have prefered new signalized intersection at Yonge & Parkview Ave (just south of here) since it would have lined up with the new St.Lawrence type marketplace open space mew quite well,.... but city likes Yonge & Ellerslie Ave better since it's more functional for the local police station and fire station just off Ellerslie Ave.

The ReImagining Yonge Street Study proposal also has new proposed signalized intersection here at Yonge & Ellerslie Ave,... also new proposed signalized intersection at Yonge & Horsham Ave - that one doesn't make sense because at about 130m, it's way too close to existing signalized intersection at Yonge & Churchill/Church Ave,..... city generally like at least 200m between signalized intersections.

Sometimes I really wonder if Ward 23 Councillor John Filion or his office staff read postings on UrbanToronto,.... On September 24, I posted:

I kid you not,.... what do you expect,.... these are the same CityPlanning folks who brought us "Olive Square",.... east side of Yonge Street just south of Finch Ave East,.... land from condo development directly east between Finch Ave and Olive Ave,.... many have referred to OliveSquare as an over-glorified bus stop! Note: OliveSquare is a nice public space but its a waste of prime land fronting Yonge Street and it basically neuters the southeast corner of Yonge & Finch from any major development which is what you want when Finch West LRT eventually get extended to Yonge (construction starts next Spring from Keele to HumberCollege,.... eventual extension to Yonge is like a 20 year outlook),..... there's also a busy city laneway between OliveSquare and the condo developments,... thus it reduces OliveSquare acting like an open space for the condo development.

Now the November issues of PostCity North York edition has an article from Councillor John Filion on how they'll eliminate that little laneway between OliveSquare and the condo developments to the east,... the laneway will remain paved but blocked off to local traffic and thus creates an open-space extension of OliveSquare - the Yonge Street stores directly north of OliveSquare will still be able to access their rear loading area via Finch Ave. Yes, locals have been requesting the city to eliminate this laneway for years,.... but I'm delusional enough to think my urbantoronto post was the final tipping point,....

Located at the south end of the site, the pedestrian mews would be lined with active retail, and would abut onto the neighbouring development, Beacon Condos, also lined with shops, and which is currently under construction. "

Technically, during initial CityPlanning negotiations for Sorbara's Beacon and Centrust Development's Centrium (G-Group EllieCondo just took over) when both adjacent first floor retail spaces had to be given to City for St.Lawrence Market style public space,.... this outside open space in the middle was always to become public open space area as in the Market Style Mew capable of hosting outdoor farmer markets and food events,... but if one development gets built before the other as we're seeing now (Sorbara's Beacon seems to be about 3-5 years ahead of G-Group EllieCondo), it'll likely be a temporary service road until the other development is finished.
 
I liked the previous design much more. Hope they keep improving it. The mews design is different. Lets see if it stays like that.
 
The tree-like pergola of the Market Mews are interesting,.... in that it allows for open space with some shading,..... and allows for outdoor farmers market to easily set up,.... it'll be interesting to see if they eventually bring in their own tent and umbrellas to provide more shading to protect their products,.... or maybe the adjacent towers would provide enough shading.
 
Sorbara Beacon should look the best,.... of the 3

G-Group's Ellie-Condo should come in second,.... and is going forward. It's a revision of the previous Centrium fiasco which was approved 5 years ago; G-Group just took over the previous project but change exterior design and converted the shorter tower hotel into 10 storey office. City Planning requested some minor updating tweaks (like providing electrical car charging station) and G-Group has been happily complying.

One of those hoarded up storefronts is supposed to be sales office for G-Group Ellie-Condos,... I'm surprised they haven't started renovation.

The challenge for G-Group here is selling the office component - there's no market for regular format office in North York Centre. Thus, G-Group partitioned all the office space into small format Office-Condo,... which as we've seen at Tridel HullmarkCentre and Bazis EmeraldPark are mainly brought up by oversea-investors from mainland China with no intention of opening or renting out the office space. 70% of those Office-Condo spaces remains empty shell,... more than 2 years after opening! Empty offices don't provide local jobs!!! Anyways,... with oversea real estate tax in Ontario now,... these Office-Condos are a very tough sell as we're seeing at Gupta's Easton Group 4050 Yonge Street project now.

G Group has let the ellieconds.com website expire. Their main website still lists Ellie as a coming soon project, as opposed to a current one.

Is this simply sold out, so they don't need the dedicated website anymore? If so, they should change coming soon to current. If they haven't started selling, well, huh!

With OPA and ZBA approved, and just the SPA under review (with the resubmission that came in Dec, 2017 as evidenced in @PMT's post above) they should be getting ready to go ahead soon.

Anyone have details?
