Nice design for infill/densification, but agreed that midrise with retail would be good for this location. Not a large parcel for a midrise though.
 
I like that the townhomes line up directly at the sidewalk and format towards solid urban dimensions. Often for TH projects we've seen either a small patch of grass out front, or the side profile fronts onto the main street like Piano Towns further west along Dupont. The latter scenario is circumstantial based on orientation of the site of course.
 
It looks like a brownstone style townhouse. A bit less grandiose.
 
As far as townhomes go, this project meets the street quite well. Several of these houses that have a side profile fronting Dupont often have wasteful space at the rear of the property.
 
Fun fact: Brian was my landlord for a period of time (2010-2012) in a gorgeous house at College and Bathurst.
Wonderful guy, great architect (his place is stunning) - really hope this turns out as nicely as my old place!
