Could this heritage beauty be the base of new tower kitty corner from Aura?

From the G&M article Toronto eyes bold makeover of busy Yonge Street corridor:

"The new study examines the section of Yonge between Dundas and Gerrard streets, long home to head shops and strip clubs, but now poised for dramatic change. Ryerson University’s new student centre is slated for the former Sam the Record Man site, and to the north a towering 75-storey condominium is under construction that will add more than 900 residential units to the neighbourhood. Primaris, a major retail landlord, also has bought properties on both sides of the street, including a heritage building at Yonge and Gerrard streets.

The plan also proposes new northern entrances for the crowded Dundas subway station and setbacks for upper stories of new developments to keep the current scale at street level. One large tower is anticipated on the southeast corner of Yonge and Gerrard streets."

This would be an awesome location for a tower that compliments Aura, but doesn't overpower it (although it would be pretty hard to overpower a 75 storey condo). Should be interesting to see what goes down here.

Given the fact that Primaris does mainly commercial stuff, can we expect a potential office tower here?
 
It'll be too bad to see The Big Slice go, they've been dishing great slices since the mid 80's.
 
There is currently no proposal for this site, the article has been misconstrued to make it appear as such but the document suggests that this is an appropriate site for a tower and makes not that primaris owns the site but it does not anywhere say that primaris has a proposal.
 
Okay, you have caught my attention. Can you drop any more tidbits of information? Is this the mysterious Synergy project, or something else?
 
There's a (possibly monster-sized) condo project planned for across the street. Some of Aura's views will be blocked and hopefully this building will be blocked by an actual beauty...depending on how the market behaves over the next few years.

Is this referring to the proposed One Bloor doppleganger at 460 Yonge Street...or something at that office building/apartment just across the street on the east side?

He can't be referring to 460 Yonge as we've already seen the design for that (and it's no beauty).

Plus it's on the wrong side of the street, urbandreamer seems to be referring to something on the east side of Yonge north of Gerrard, possibly 399-407 Yonge (the low-rise buildings shown here):

Or possibly, if it is between Aura and Ryerson University as urbandreamer implies, it's on the SE corner of Gerrard and Yonge, the existing structure possibly becoming the podium for the "tall shiny object":

Yeah I think this may be the site, although there is another site nearby owned by the same developer, but really too small for anything over 40s. This entire strip of Yonge is gonna change over the next decade or so, now that Aura has set the height precedent.

Basically, if you bought at Aura or Massey thinking your view was guaranteed, think again. ;)

Mods, move these "rumours" (based on facts actually) to the 385 Yonge thread.
