Also you don't necessarily need to walk to Eglinton Park to drink your coffee. Many coffee shops have patios & indoor seating as well.

If you don't mind walking 400m to get coffee, that's fine. I'm just saying that 400m is closer to how far you'd have to walk in Scarborough for a coffee than in downtown. I'm also saying that if the area is going to continue to absorb twin-34 storey developments, it will need to have more than just two streets with retail and amenities. It will also need smaller blocks.

Furthermore, I should point out that I'm not against intensifying Yonge and Eglinton. I think this area is ripe for urbanization. I just hope the city is able to keep up with proper zoning and other planning changes to accommodate all of the new development. Allowing new condos to go up on Mt. Pleasant with no retail is a terrible mistake that can't be corrected.

Oh common, I lived on Bay St a couple of streets north of Wellesley, and the closest Starbucks was at Yonge & Wellesley. That's 350m already, only a few minutes walk. I would often walk to the Reference Library for coffee however at 850 meters, 10 min walk. All I'm saying is 400m isn't that long of a walk for coffee, even downtown. Many houses in Scarborough you're definitely way more than 400 meters away from the nearest coffee.

I agree with you that more retail is good.

So let me get this straight, 95 Broadway Ave and 150 Redpath Ave condo sites both failed to grab the easternmost property next to Redpath?

Those two properties would be a great opportunity to redevelop into a small restaurant strip along Redpath.
 
150 is on the west side of Redpath - 155 is on the east side and is being built out all the way to Redpath


And 177 Redpath sits between the two buildings so I'm not sure how a restaurant strip would work

I'd love to see a northern expansion of retail on redpath but I don't see it happening really
 
I still can't believe the owners of 93 Broadway would hold out on selling. You can see the single house depicted in grey in the rendering. A larger presence on that corner would nice.

It would be cool if it ended up as a coffee shop or restaurant or small grocery store or something. However I'm guessing it can't happen since it's zoned as an "apartment neighbourhood".

I wouldn't rule it out. There is actually retail in the base of 140 Erskine, which practically nobody knows about. I wonder if Pemberton even tried to purchase the property or if it was a classic holdout?
