Umm.. I see nothing wrong with walking 300-400m to go for coffee. That's less than a 5 min walk.
Lots of people live in apartments in that neighbourhood and walk to Yonge street for retail, restaurants, coffee.
Also you don't necessarily need to walk to Eglinton Park to drink your coffee. Many coffee shops have patios & indoor seating as well.
If you don't mind walking 400m to get coffee, that's fine. I'm just saying that 400m is closer to how far you'd have to walk in Scarborough for a coffee than in downtown. I'm also saying that if the area is going to continue to absorb twin-34 storey developments, it will need to have more than just two streets with retail and amenities. It will also need smaller blocks.
Furthermore, I should point out that I'm not against intensifying Yonge and Eglinton. I think this area is ripe for urbanization. I just hope the city is able to keep up with proper zoning and other planning changes to accommodate all of the new development. Allowing new condos to go up on Mt. Pleasant with no retail is a terrible mistake that can't be corrected.
