If this gets built without any cheapening it will, imo, Toronto's best new condo tower. Few projects are as generous to its surroundings as this one, and the only other project I can think of currently under construction that combines both cultural city building and refined architecture is Massey Tower.

I bloor E doesn't give much in the way of cultural citybuilding, like Massey Tower does with its restored heritage buildings and the eventual rebuild of Massey Hall itself.

MT is the new goldstandard for downtown private developments, along with this new one by 3XN.

One Bloor East is among the most distinctive Toronto skyscrapers of our time. It's doing its job in terms of cultural city building. People will enjoy that facade for decades to come.

I hope the plaza includes some steps like option #6 outlined. I'm reading a book that says that, before 2004, Second Cup used to have front steps at C+W where community members would casually people-watch and gather. Informally titled "The Steps" by the queer community. This development shows a good chance at reviving that spirit. I (and I think others) would love for this piece of Village history to come back, mainly because the steps at Church and Alexander aren't comparable at all and it's a easy-win for vibrancy and history.

The steps are facing the wrong way. They should be facing Church, not Wellesley. Otherwise this looks promising.
