This is an application from the same owner/proponent as 90 Eastdale/Bela Square but is a distinct new tower to be located south of the extant rental apartment building on the site of existing townhomes.

The previously committed to public park at the northern extent of the property would still proceed w/the new tower located between the proposed park and the extant building.

Elevator Ratio: 4 elevators to 546 units. This does not meet the @ProjectEnd standard 0.73 elevators per 100 units or 1 elevator per 136.5 units.

Can't leave the post w/o flagging @HousingNowTO for a large residential intensification proposal close to transit.
 
Is it not strange that this whole project will not have any retail in it? I briefly read through each thread so I may be wrong but this area has what seems like enough to support a corner store + fast food spot at the very least. Looks like very slim pickings in the area currently unless one makes the trek down to the Danforth.

There is one convenience store in the area, at the corner of Barrington and Lumsden (south/west). There used to be one right across the street from this, almost, at Secord and Eastdale (north-east), but it closed years ago and was converted to a house.

There is one 'food' place, 'Diamond' at Main/Lumsden (south/west corner), it does pizza/burgers/fish n' chips and souvlaki) quite the odd mix. Its not terrible.......

For grocery, the nearest store is Sobeys on Danforth, just west of Main.

Looks like an upsized version of the Fuse Condos at Dupont & Lansdowne.

It's an uninspiring output by Arcadis, but DBS likely commissioned for something that is ultra basic.
 
Resubmission with some stat updates:
  • Total residential units decreased from 546 to 543
  • Total rental replacement units increased from 31 to 35
  • Total bicycle parking decreased from 603 to 598
  • Minor GFA decrease & Unit Mix redistribution
