Just dreaming here, as seeing the overhead shot of the Northwest view made me think of this - it would be nice if the police station could be incorporated into the design here and then its current location could be torn down to create a new public park along Dundas.
 
Love the project (the name aside). My only concern is that it doesn't seem to leave any room for future development in the parking lot to immediate north of the tall tower.
 
The name is a bit odd out of context, but quite appropriate with OCADU,AGO and all of the related facilities, retail, galleries and housing. That portion of simcoe really does feel like an alley. It doesn't have through traffic and is often used as a short cut.
 
Hope this developer goes full throttle on this and doesn't "cheap out". Although, Lanterra does do a pretty good job on their building exteriors so this should be a nice addition.

There is no parking lot to the immediate north of the tall tower. The next property to the north is a pair of residential buildings.

I work in the area and if an East-West walkway is placed as pictured, I forsee it will quickly become a favored walking route between OCAD and the St Patrick station. There should be good foot traffic for the ground floor retail tenants here.

The traffic situation is a bit concerning. The streets on both sides are already very congested, especially when larger commercial delivery vehicles roll through. Perhaps they plan to remove street parking and widen the right of way on Simcoe and replace it with underground facility ?

It still would not solve the size issue of the little alleyway, though. (The one at the South end of the block)

I do love the facade colors and textures and the Lego Block look is certainly a standout.

Would you guys mind linking to the planning documents when posting this? I've just searched by the address and can't find anything. I'm not sure which address they've filed it under. I'd like to take a look over the plans in more detail.
