Toronto Amica at The Balmoral Club | 52.7m | 13s | Amica | Montgomery Sisam

Vestibules such as the one rendered are a requirement for Ambulance access to these kinds of buildings. Cherry Place at West Don Lands located theirs along the rear so it's not as visible. This is a tighter more urban site.

I'm unclear why buildings require exterior vestibules; many don't have one.

Be that as it may; something far more appropriate/attractive was possible.

does anyone know if the 155 Balmoral project has been approved and when they plan to start construction?

It has zoning approval, while its site plan approval is still under review, new supporting documents having just been submitted to the City last week (so that could take a few months). After it gets SPA, it just needs building permits and then can go ahead. No idea what Amica's timelines are though.

It's wild how seniors residences like this development offer higher quality architecture than aluminum mullion/spandrel plastered "luxury condos."

New rendering was added to the database. The rendering is taken from the architectural plan via SPA. The only details changed are the total parking space count reduced from 26 parking to 25 parking.
