The board-forming of concrete is what gives it some real warmth.

I’m not sure how. As a material, concrete tends to have the opposite effect. It is barren and not very inviting. I wonder how it would look if the arches alternated between brick and board-formed concrete, in succession. That might look too busy, though.
Board-formed concrete takes on the rings of the tree the boards were cut from. Go check it out around the base of River City 2 and 3, or the original buildings at U of T Scarborough College. When done well, it's full of organic lines giving the warm feel. It can be great!

At the other end of the finished concrete spectrum, I like the polished stuff too. It's the non board-formed, non-polished stuff that looks cold to me.

Why can't we have more like this in the downtown core?
The Southcore would definitely benefit from a tall building with such brick cladding
