I was passing the Esso gas station at this location yesterday and noticed that there was a crew there drilling for soil samples. Could this be West King West's newest condo development? Seeing as it is at the intersection of King and Strachan I can see quite a high building. And is this the last gas station in the West End? Not sure if this belongs here or in the Neighbourhood section.
 
Think there's a 7/11 on Queen. Several reasons to take core samples at a gas station every now and then. One could be to sell to a developer.
 
Sorry to bump the thread, but this has been sold to Greenwin in Aug 2022. Total SP was $36.180 million, or just over $2100/sq ft. of land.

Since this thread didn't previously get my attention, let's put some info down ahead of any planning application here. I'm entirely convinced Greenwin is not about to get into the business of running gas stations;
certainly not at that price point, anyway!

Landscape Plan shows street trees on Strachan frontage, but not on King.
 
Greenwin is already doing OPEN DOOR deals for Affordable Rental units on other projects around the City. We be interesting to see what they offer here, if anything.

Honestly surprised that they're only asking for 16-storeys?

This could have easily been a low-20's pitch with a couple of floors of Below-Market Rental given that it is in the mid-point between 2 x new Ontario Line stations, plus a new GO RER station.

As there's no residential demo here so Intentional can get Esso out as soon as they're comfy. Gas stations also have a huge remediation component so they could be getting ahead of that?
 
March 8 - The Esso station is definitely gone now - both operationally, and now going physically. All signage has been stripped, the pumps removed, and the underground tanks have been dug out. Interior demolition of the station building is now underway with debris going into the blue bin that can be seen in the second photo, and the excavator is removing the top layer of the forecourt.
