Ah yes, the side of a freeway in the middle of an industrial park with poor transit access. Absolutely excellent.
This is definitely not an industrial park, sure the area down into Hayward is but this section of Courtland isn't. It's within the Block Line MTSA so the Region and city both want this kind of intensification along in this area, it isn't a far walk to the Mill MTSA either, plus you have Spotlights development behind the station, and then this one and there's a couple of other properties that have had preliminary work completed.
In terms of transit you have the 6 right in front of the proposal, the 33 has a stop at Hayward (5 minute walk), then Block Line Station is 10 minutes away, at Block Line Station you can interconnect with the 22, 26, 201, 301 (ION), 33 and 6. So there are definitely significantly worse locations for connections.
If you're looking at cycling towards downtown Courtland has a MUT and there's easy connections to the Iron Horse Trail and then the Downtown Kitchener Grid. Cycling elsewhere is slightly more difficult but the existing residential behind the proposal is fairly easy to cut through and get elsewhere, going towards suburbia, Block Line has bike lanes and a MUT, and Homer Watson has a MUT.
Sure this isn't right next to the LRT but it certainly isn't a bad location for it.
