Site is the north-east corner of Yonge/Woodward. Two blocks north of Steeles.

Good sized site with relatively narrow Yonge frontage. However, note the complete absence of sidewalks/boulevard along the south frontage which will eat into the available space a bit.

Precedents: Immediate north 27s, one site further, 36s, across the street 44s. The ask of 33 seems well within area norms.

33 storeys on Yonge would feel odd given that there's 40+ storey buildings directly across the street on the Vaughan side. Weird
