Elysium in partnership with Hepsor have an assembly of 17 properties just east of Weston Road and south of Eglinton.

The proposal, will be for two, hirise towers, of purpose-built rental.

Huh, guessed this was going to be in the apartment neighborhood's from the upzoning they did for the planned eg west subway. But nope, pure neighborhoods south of Barr Ave. Kinda makes me wonder why they wouldn't have consolidated lots on literally the other side of the street and presumably had a much easier time rezoning rather than try to crack a chunk of the yellowbelt. Odd.

They probably did approach a lot more land owners in the area, but likely found the owners along Brownville as amenable to assembly, delayed closing, redevelopment, etc., relative to others...

They got their idea from the fact this parcel is within the Mt. Dennis PMTSA

OPA 571 is under appeal to the OLT from my understanding, but it does appear the City is intent on redesignating this to mixed-use areas. This application is likely anticipating this.

Another note - the City is absolutely *terrible* about maintaining a properly consolidated version of the Official Plan online. What is posted on their website is not always accurate to what the actual in-force policies are.

The online version of the Official Plan is a consolidation of the Official Plan policies in effect as of June 2024 (Chapters 1-5), June 2024 (Schedules 1-4) and June 2015, except where more recently dated (Chapters 6 and 7). It is provided for information purposes only. For legal purposes, reference should be made to the original certified documents which are on file with the City Clerk including the Official Plan as approved by the Ontario Municipal Board on July 6, 2006 and subsequent Official Plan Amendments.

It's a bit of a mess, to be honest.
