Proposed mixed-use development on Brant Street in Burlington, currently in the pre-application stage

"The proposed development of the subject lands features an 11-storey mixed-use building with at-grade retail along Brant Street and townhouse units integrated at the rear. The development proposes a total Gross Floor Area of 26,191 square meters and a Floor Space Area Ratio of 3.46:1. The mid-rise building will provide 312 residential units with an additional 12 townhouse units. A total of 1,551 square meters of retail space will be accommodated on the ground floor and associated mezzanine."

There's even more in the architectural package, but I think they get a bit repetitive.

Very nice, I think. Good massing/proportion, podium works.

312 units - 4 elevators so 1.28 elevators per 100 units.
 
I believe this marks the first high-density residential development approved in the City of Burlington without an OLT appeal since 2018.
Could it be that their plan reflected the general zoning guidelines in place? Have to check that again, but there was broad initial approval for these plans. And that may also be a result of some of the other barnacles the city is being left with by the developer species.
