This new to the AIC application proposes a 36s storey residential tower on Northliffe Blvd, just south and west of Vaughan Road.

This site is in proximity to the Eglinton Crosstown Line; and despite being entirely composed of SFH currently, is, in fact already zoned as Apartment Neighbourhoods.

The SFH on the right of the image below (from Streetview) constitute the site in question):

there won't be as the applications have been submitted before the CIty's IZ policies have been approved by the MMAH. The only way there will be affordable units here is if they are secured as a community benefit.

IZ Policies are not applicable to any projects until the MMAH approves the policies, and even then the policies will be modified now that we know the province intends to limit IZ policies to a maximum of 5% of units.
 
This one is headed to the next meeting of TEYCC in the form of a Decision Report, Approval Recommended, and a Rental Housing Demolition Report.


This is at least the 3rd app I've done today.................where the height is Increased in the Approval Report.

This one is now 38s and 129.3m

@HousingNowTO may wish to make note of a the modest gain of 2 'affordable units here in addition to 9 rental replacement units.
