A very reasonable proposal overall. This is at the south end of the same block as Nahid on Kennedy and the ask is one storey shorter (9 vs 10).
My only complaint at first glance is that there are no street trees proposed on the Kennedy frontage; and that the tree list is 75% non-native.

The scale is such that cash-in-lieu probably makes more sense that off-site parkland acquisition, but that should be explored here on the lands adjacent to Taylor-Massey Creek north of the cemetery, known as 'Farlinger Ravine'.
The ravine does not have an improved walking or cycling path, and is subject to flooding. Strategically adding adjacent lots (or possibly even part-lots (the back 1/2 of some backyards) has future-proofing value.
