according to NRU, this has been approved at the OMB. It includes a small parkland dedication on Portland Street.
 
Update:
A new residential development has been approved at 543-553 Richmond Street West, just east of Bathurst, between Toronto's King West and Alexandra Park neighbourhoods. Initially submitted on behalf of Pemberton Group in the final days of 2014 as a 15-storey, Quadrangle-designed with ground floor commercial and 536 residential units above, the project was eventually appealed to the Ontario Municipal Board (OMB) following the City’s lack of decision on the proposed zoning by-law amendment.
 
Well this looks like it's going to be an unmitigated disaster. Its like they just mashed together a whole bunch of different uninspiring designs into one and called it a day.
 
It's pretty much Musée condos again, but with some inversion of the colour sections between the black and (off) white. Probably because of how poorly the black cladding turned out on Musée. The red/brownish part which is protruding more could be nice if it's brick. But overall this looks like another clunky, "get as many units in there as possible" type development.
 
the variety in colour and material (minimal glass !!) and the public square facing Portland are great contribution to what this would be otherwise a Musee 2.0
 
yeah, it looks like a more subdue and less messy Musee, but still uninspiring.
Brick would be much welcomed here. The beige portions seems to be rendered in precast, but brick would be much nicer. I hope the charcoal coloured upper levels are done with metal panel opposed to spandrel -- better yet, make it glossy white to reduce the visual bulk. The overall massing is just so massive and hulking.

I like the plaza created on the Portland side. Our city lacks public plazas.

Apple Self Storage to the south has been for sale for a while. It would make for an interesting building if it took over that site too (and a different architect), just like the through-site of King Portland Centre/Kingly Condos.
