No complaints on this one from me; appropriate scale for the neighbourhoood, varied floor plates after the 7th floor, ground level looks half decent, balcony materials look good. Nice work by the proponents, hopefully Sierra doesnt cheap out on anything here.

Could definitely go for more height here (and upzoning the block south to Soudan).

Not bad, certainly a good scale and massing for this area. I think it's a shame to lost that church however. (even though it would'nt be practical to save)

Had to fish the image file off of the website but it is dated 2023 - docs on AIC do not reflect this new design afaik

Developer resubmitted the application. Instead of 12 storeys (40 meters plus mechanical), now 14 (46 meters plus mechanical).
