This intersection has now lost its only other nearby supermarket, the independent 'Tasteco' located across from the Sun Valley has been shuttered after non-payment of rent.


The nearest supermarkets are now several km away, up on Eglinton by Kennedy (No Frills); St. Clair and VP (No Frills), or the Eglinton stores west of Warden, however, those might be an extra bus trip for many.

To add insult to injury for the locals, the nearest Metro (Shoppers World) was at least a one-seat bus ride away, but is currently out on strike (with good reason).

The area is suddenly a proverbial food dessert after have 2 supermarkets mere weeks ago.

I walked past Tasteco yesterday and they had a sign saying "Temporarily closed for refurbishment". When you look at the interior door there was a bailiff's notice posted.

Many years ago that used to be a Valdi!

They make it seem like demolition is imminent when in reality the owners of Sun Valley decided to simply retire…but the media doesn’t want the everyday folk to know this bit information. Almost like they want to start a anti-condo movement for this spot. If Sun Valley closing was due to the condo development then PizzaPizza, Newfoundlander and Mama Boys and the hair dresser would also be shuttered…

The Newfoundlander, Pizza Pizza and Mama's boys are all closing once things get underway. The CIBC is remaining in place.

Yes they will obviously be closing, however…Mama Boys says they will be around another 3-4 years in this spot. And we all know how slow Toronto is with this approving any sort of development so 3-4 years seems accurate.

I was simply stating the article made it seem like SunValley closure was due to incoming condos which was not the case, owners decided to retire.
 
There's still the issue of the lack of retail space that would support a grocery store in the new building, which is something the neighbourhood needs. And yes, while the Sun Valley owners might be retiring, the impending development means it would be unappealing for new owners or a new grocer to move into the space in the meantime.

3 elevators to 431 units will not meet with @ProjectEnd 's approval 1 elevator to 143 units.

I see your concern but in a lower building does the optimal ratio change as a higher % of units are on lower floors?

No.

The reason is that elevators in lowrises/midrises can't travel as quickly as those in skyscrapers (they may have the physical capability, but they wouldn't operate that way).

So the trade-off leads you to comparable issues with call-time.
