Somehow this one slipped under my radar, but I'm liking it for the neighbourhood.The proposed redevelopment at encompassing 467 - 479 Wellington West and 33 Draper Street was appealed by SmartCentres to the OLT due to lack of City response within the stipulated timeframe. The initial OLT case management conference is scheduled for Tuesday, February 6 at 10 AM (case number OLT-23-001250). A number of applications for status in the OLT hearing have been submitted.
There has been a fair amount of community opposition to the proposal as it now stands. The height exceeds previous precedent in the area, in particular with respect to the Wellington Street West streetscape and shadowing - The Well buildings along Wellington Street are all lower, and have set-backs to minimize Wellington Street shadowing. The proposal as it stands has all servicing - garage access, garbage truck access, delivery and moving truck access etc. being from Draper Street - an aspect that was initially a major issue with the Lifetime proposal at 485 Wellington Street west, and was resolved by having the access be from Wellington Street. The building at 485 Wellington is also currently planned to be 14 stories, which was established in consultation with the local community, as opposed to the 23 stories planned here.
