The proposed redevelopment at encompassing 467 - 479 Wellington West and 33 Draper Street was appealed by SmartCentres to the OLT due to lack of City response within the stipulated timeframe. The initial OLT case management conference is scheduled for Tuesday, February 6 at 10 AM (case number OLT-23-001250). A number of applications for status in the OLT hearing have been submitted.

There has been a fair amount of community opposition to the proposal as it now stands. The height exceeds previous precedent in the area, in particular with respect to the Wellington Street West streetscape and shadowing - The Well buildings along Wellington Street are all lower, and have set-backs to minimize Wellington Street shadowing. The proposal as it stands has all servicing - garage access, garbage truck access, delivery and moving truck access etc. being from Draper Street - an aspect that was initially a major issue with the Lifetime proposal at 485 Wellington Street west, and was resolved by having the access be from Wellington Street. The building at 485 Wellington is also currently planned to be 14 stories, which was established in consultation with the local community, as opposed to the 23 stories planned here.

Somehow this one slipped under my radar, but I'm liking it for the neighbourhood.
What sense does the height issue make when you have the much taller Well right next door?
Maybe I'm missing something. Sounds like the Well is getting special treatment somehow, but that's probably not the case.
 
The much taller towers are on Front. The Well high rises on Wellington are all shorter than this with the tallest closest Spadina and the shortest closest Draper. This was by design. This proposal ignores that design. I probably would too as owner. I also agree with the planning rationale.

As per @AHK 's note above, this one has been appealed to OLT.

It is therefore now the subject of an Appeals Report to the next meeting of TEYCC.


There are lots of things the City is not crazy about here, but height is a big one; the City wants Wellington here capped more/less at 50M, this is 50% over that so the City is not down w/that.

SmartCentres made a settlement offer to the City in advance of the City's July 24th Council meeting.

Settlement offer, the most material point of which was to reduce the number of floors and the height of the proposed building, including mechanical penthouse to 17 floors and 60 meters, was accepted by the City at the July 24th Meeting - some minor conditions pertaining to site servicing being added.

The reduction in height was acceptable to the Wellington Place Neighbourhood Association.

The OLT case management conference currently scheduled for August 6 is to now be repurposed to validate the settlement.
