Polocorp Inc is proposing a mixed used community project at 459 Mill Street in Kitchener. The architectural work is by Neo Architecture.

Located directly adjacent to Mill Station, the development proposes a 6 building project consisting of a variety of buildings of various sizes and styles. The building heights are proposed to be 11, 14, 21, 27, 29 and 32 floors sitting upon podiums. 1500 residential units in total are proposed (50 will be designated affordable units), 2,013 square meters of commercial space (on the ground floors), 2000 square feet for a community centre (with 250'000 dollars of funding committed over the course of 1 decade), 929 underground parking spaces (decoupled, allowing residents to decide whether they wish to have a space), 1300 (!) bicycle parking spaces and an on site car share service. A direct connection to the LRT station would provide easier access via the promenade. Private resident amenities would be featured on the top of the various building podiums. The exterior edges of the project would consist of significant green space and amenities (benches, fountains etc). The "interior" of the project would contain a promenade and a privately owned public plaza called Station Plaza, containing a fountain, public art and ice rink. The promenade would be open to vehicular traffic, but attempts would be made to minimize vehicles for the benefit of pedestrians.

It's quite a change for the corner: right now it's squat, extremely low-rise and full of empty lots and spaces. (looking SE along Mill St. from Ottawa St.)

It could be a very strategic growth centre if they can nail this development. If you look around on maps you see it's right at the corner of this odd pocket of low density industrial and commercial, which the city kind of grew around. The whole area is split by the Conestoga Parkway and now it's on the LRT too, I feel like most if not all of it could be redeveloped to become sort of a new hub for the region rather than overdeveloping the rather historic downtown areas (minus the parking lots). Nothing too insane obviously, think the VMC but on a shorter scale. I think we can all agree the whole tri-cities region up there is growing really fast and will only continue to grow faster over the next decade at least. Just some food for thought

From Tuedsay's Meeting Public Notice:
The City of Kitchener has received applications for an Official Plan Amendment and Zoning By-law Amendment for the subject lands located at 455-509 Mill Street to allow for a mixed use development with 5 towers ranging in heights from 15 to 44 storeys. A total Floor Space Ratio of 8.0 is proposed. The development will consist of approximately 1500 residential units and approximately 2000 square metres of commercial floor area.

The submission package on Kitchener's website has yet to be updated.
