Summation:

Shadowing no good, Wind no good, Streetscape no good, what's this w/trying to keep the building exclusive to rich people, that's no good either.

Translation: (with which I may be taking some liberties, LOL)

In the best of all worlds, this development really does need improvements; but since it's adjacent to one of the most affluent areas of the City, we're throwing the book at you, and there's zero chance we're letting you have that height.
 
SPA docs have been filed with the City as at August 10th, and are up.

This stretch could really use wider sidewalks and some more retail. I've always felt that Avenue between Davenport and St. Clair has the bones to be a really great commercial strip.

Yes, hopefully one day it will be an avenue built for the people who actually live here instead of a high speed thoroughfare for drivers who live some place else. Till then, it will remain a 'NO GO' zone for pedestrians.
 
At least the mullions are symmetrical. Assymetric mullions and spandrel panel almost always bother me.
 
The new rendering is added to the database. The overall height changed from 85.10m to 89.20m. total unit count was reduced from 223 to 220 units. Finally, the total parking lot count changed from 138 parking to 137 parking.
 
This one, which is set to go before the OLT, is the subject of a confidential report to next week's Council Meeting:


A revised submission was offered up to assuage staff in January, and while we don't see any renders in the public-facing report, we do see stats.

The AIC does, in fact, have revised Arch. Plans u/l this month.

Those plans do not have renders, but they do show massing models and something else of interest........
