I like it! But I wonder why they're not touching the townhouses to the west.
My assumption is to provide transition to the neighbourhood and make that aspect of public consultation a bit easier.

Personally, I have a soft spot for townhomes of this style/era, so am glad a row of them will live on.

We lived in one of these townhouses for all of my teenage years plus a few (1980 - 1991 - damn, that was a long time ago...). At the time, we didn't think much of the water penetration through the facade - 40 years later, I'm still dealing with breathing issues. I was also the Toronto Star carrier (remember those?) for a few years, so I got to know nearly everyone living here. It was a great community, though being in the catchment area for Windfields HS and York Mills CI, we were the kids from the "wrong side of the tracks".

If they keep the existing townhouses on Woodsworth, they would lose the underground parking during construction as the parking is located directly where the new buildings are being shown. I'm assuming that they will expand the existing parking lot at the corner of Woodsworth and Stubbs Drive during construction, and then get rid of this lot altogether as it's not shown in the renders. The number of parking spaces here was an issue 40 years ago - I can't imagine that it's become any better.

Overall, I think that this plan looks great and is well suited to the site.

Docs up.

Two of the buildings will be condo, the third rental (with the rental replacement units) as per below:

Off hand.........it's fine, if a bit 'cool'..........for my taste......

But I'd like to see the pedestrian realm reorganized so that the row of trees is between the sidewalk and the road, providing a buffer.

New rendering updated. Storey changed from 8,8,8 storey to 10, 9, 8 midrise and 4-storey townhomes. Height changed from 36.05m, 36.05m, 36.05m to 41.80m, 39.30m, 36.05m. Unit changed from 411 units to 603 units. Total car parking reduced from 439 car parking to 356 car parking.

Rendering taken from arch plan via rezoning.
