There is so much to dislike here; but in sticking to the obvious glaring thing on the site plan............absolutely not to the parkland dedication; 0.15ha that will be sandwiched between this site at the current gas station/prospective development site to the south. Ugh.

The correct parkland choices here are easy, there are two parks just east of Dufferin that are both small and feel incomplete. Enlarging either/both would work far better:

If the SFH at the north end of Dane Park were removed, that park could actually support a soccer pitch.

While if the 5 properties at the south end of Conlands Park were removed, it could be home to a spectacular playground for the area.

True; though, we don't know what kind of colour we'll see, if any; the grade experience looks poor; and the site plan makes no real sense to me.

I understand they want to keep the car dealership on-site, but I'm not clear on why most of its functions couldn't underground and then stick a midrise/hirise on top.

The dealership office/sales section should mostly go on the 2nd floor above grade, it's poor use of all that frontage on a main road.

Also, I get that you can't force the neighbours to sell, but to me this site makes way more sense with the gas station parcel in it.

Thanks for the info but what caught my attention. Was the detailed trim and around the rectangular punctured windows that portray forwards. As well as the columns creating some depth to the facade. Simular like the West Harbor City condo off the Lake Shore bulvard downtown which l love lol!

The proposal includes 410 dwelling units and 4,990 m2 of commercial space including a car dealership and an automotive service centre. The proposed total gross floor area is 36,029 m2.
