Mississauga 30 Eglinton Avenue West | 113m | 34s | Plaza Partners | BDP Quadrangle

So there are proposals for SW and NE corners of Hurontario and Eglinton. What about the plaza on SE corner?

MCC will always be a no-go zone for pedestrians. Get over it. Put the parkette in the middle, between the buildings where people might actually use it. Plug the highway corner with a concrete wall. Paint it with pretty colours for the hundreds of cars per minute going by and keep the kids on the swings safe from 15 lanes of traffic.

It's called a courtyard.

I don't disagree. Not sure I would call this MCC, though it is nearby. The highway is a pretty formidable barrier.

At one point, the City was thinking of putting in a dedicated pedestrian bridge across the 403. The bridge should have been included as part of the LRT project. As it stands now, it's not a pleasant experience walking across the Hurontario/403 bridge, it's too dangerous.

BTW - Mississauga is currently building a new city park across the street from this project next to the new fire station.

They should built a pedestrian bridge...I can't be surprised it never happened. I never have walked along that bridge because of how dangerous it is...it's disappointing that it's not been altered yet considered the massive population nearby in the last 20 years.

Plaza's website shows that the design in post 15 is the current one: https://plazapartners.com/portfolio/hurontario/

Phase 1 will be the 45 storey tower located on the north side of the site along Eglinton. This phase also includes the ground parking (1 level) covered by a roof terrace on the west end of the site. Scotiabank and the 1 storey wing of the existing office building containing Tim Hortons will be demolished.
Phase 2 will be the 45 storey tower located on the south side of the site. The 1 storey wing of the existing office building containing the Chinese restaurant will be demolished.
Phase 3 will be the 37 storey tower located on the east side of the site along Hurontario. Mastermind Toys will be demolished. The pub will be temporarily relocated to northwest before being relocated permanently to the site of Mastermind Toys.

The 6.4 acre site hosts a 9 story office building, a connected strip mall, two 2 story buildings, and one 1 story heritage building - a pub called The Wilcox, and a parking lot. The plan calls to retain the 9 story office building and the pub. It would appear the rest is proposed to be demolished.

I have yet to find the status of this proposal but here are images of what is being proposed:

The city of Mississauga has marked this area as a node for intensification given the coming of the Hurontario LRT... this project is proposing 1,577 residential units with 1,979 square meters of ground floor commercial, as well as a 2,710 square metre POPS.

There is no mention for the refusal reason. It can’t be height or density since there are numerous high rises in the area.

1. That City Council direct Legal Services usually mean it being appealed

The tallest in that area is 40s at Kingsbridge and it was proposed when we were buying a house in that area before the builder went under and never did..

Pinnacle wanted taller and more towers for Uptown, but were shot down from day one and still on going. The city keeps shooting themselves by not allowing more density or taller tower since it is the only way you are going to house people who want to live in the city in the first place. This is on the heaviest transit route in the city and is having an LRT been built on it to handle current and future riders.

It's a no brainer to allow higher towers and more density here, considering how key these roads are both as busy transit routes, and links to major growth areas to the north and south, and to the west if you consider Erin Mills. It's a welcome move seeing some of these plazas intensifoed, considering their central position on many main intersections in this city, but cutting down on density just doesn't make sense, especially considering just how much demand there is to live here.
