This also includes the plaza to the south (1800 Pharmacy Ave). These plazas were bound to be redeveloped. Despite the suburban nature, they provide a lot of local retail and services to the community (along with the former plaza at the SE corner). Hopefully there's a good amount of retail that gets incorporated into the mixed use building to replace what's currently here.

Highlights of the design revisions incorporated within the revised proposal are as follows. For a detailed description of the revised proposal, please refer to our Planning and Urban Design Addendum letter:

• The height of the proposed building has increased from 21 to 23 storeys (representing an increase in measured height from 69.65 metres to 74.75 metres, including mechanical penthouse);

• The podium continues to be 7 storeys in height but has been redesigned with a reduced floorplate, resulting in increased setbacks from neighbouring properties;

• The tower element has increased in height by 2 storeys and is now setback 5.0 metres (previously 3.0 metres) from both Sheppard Avenue East and Pharmacy Avenue;

• The total number of units has decreased from 433 units to 425 units

• The residential gross floor area of the revised proposal has decreased from 29,099 square metres to 27,534 square metres and the non-residential gross floor area has increased from 1,340 square metres to 1,565 square metres;

• The resulting total gross floor area has decreased from 29,308 square metres to 29,099 square metres;

• The overall density of the revised proposal has marginally reduced from 4.45 FSI to 4.42 FSI;

• The total number of car parking spaces has increased from 339 spaces to 413 spaces; and

• The total number of bicycle parking spaces has decreased from 333 spaces to 327 spaces.

How does one know when new documents have been posted for an existing application? I don't see a relevant search function on the city's applications search page.
You can use the Application Information Centre and sort by "last 30 days"

Unfortunately, AIC search doesn't pick up new document filings on existing applications (a fact I've since confirmed with the City). Which leaves me wondering how the folks at Urban Toronto always seem to be on top of such new filings. Is it through the grapevine, or in some way that is accessible to everyone?

We have a system that automates a lot of the digging. For those on the outside, the best (and by no means efficient) method I can offer is to keep a list the links to new applications awaiting documents, and check regularly for updates
