This heritage complex is adjacent to Mohawk College’s Fennel Campus and will have its main building turned into housing and some land for the college.

Converting a psychiatric hospital to a LTC home would be quite the sell.
There's a cruel irony in there, just can't put my finger on it.

The folks who'd stay here would simultaneously be many with little room for objections, yet also many of an age that might recall when the place was in operation. Or, they might just lack the faculties to care. I guess it's the only demographic you could [not need to] seriously convince into living here. The building certainly has its architectural charm, but for me, that wouldn't be enough...
 
This site is massive; the site of many former buildings that used to make up the hamilton psych hospital, almost all of which are gone now. The new LTC will not be in a converted building but new construction somewhere on the massive amount of now-vacant land surrounding the few remaining small buildings from the former hospital use.
 
Yes, it won't be the former building. 8 storeys alone clearly disqualifies that, yet alone the fact that it's 500 beds. That's a huge building.

The Bridgepoint LTC home proposed in Toronto is just under 400 beds and it's the size of a mid-sized office skyscraper, to give an idea. 500 beds means it's even larger than that.

Edit: better example - Schlegel Villages has an application in Oakville for a 640-bed facility with two 10-storey towers. I suspect it will basically be this but 8 storeys instead:

This would be a good opportunity for the city / proponent to request an MZO given the desperate need for long term care beds. This one should be fast tracked.

Here’s the breakdown
- 512 long term care beds
- 41 affordable housing units for Indwell
- 270 units for seniors
- 832 market rate rental units
- 7 acres of land dedicated to Mohawk College
- 7 acres of land for municipal conservation use and The preservation and conversion of Century Manor, local heritage building, into housing.
 
It’s mind blowing to me that for over a decade we have allowed nimbyism to restrict density in the downtown core by limiting building heights in the name of “protecting views”, while we continue to build these walls of 10+ storey apartments DIRECTLY on the escarpment. The apartments here might be a bit more tucked away, but it reminds me of the cluster of apartments by Juravinski. Gonna add another blight to the escarpment, but at least they get nice views! The double standard is incredible.
