The Lobbyist Registry tells us this well known Royal Bank branch at Orchard View and Yonge is in play; and Diamond is at the table.

Clearly this building, on its own is too small to do much with, at least anything that would interest Diamond.

The footprint here is about ~8,000ft2

However, if combined w/the parcels to the north that feature this goofy proposal:


And the parking lot at the rear of this property, there is over 21,000ft2 to work with:

The relationship of this site to the one on the north is the thing to watch here, and how odd that the owners didn't consolidate.
 
lol nothing like a 0-m setback for 56 storeys next to another 50-storey building with a 0-m setback..

I think the correct thing to do in such a scenario is read the two buildings as one floor plate from a planning perspective.

As small as both are, they'll still combine to over 1100m2.

That shouldn't fly.

Bad precedent.

One of these should really sell to the other.

It would be so cost inefficient to build 2 elevator cores for such a small space.
