Taken on its own, it is buildable as a lowrise w/o difficulty and possibly a midrise, but there are obvious challenges with the adjacent, similar uses. (Auto repair and more vehicle storage).

I won't speculate on which other parcels may be involved, we shall see what unfolds.

Wonder if this will be another project by Marlin Spring! Considering they already have a large chunk of that St. Clair segment with redevelopment plans.

Honestly I wouldn't be surprised at this point if a midrise was proposed on just that plot alone
