Early pre-consultation proposal for a 48-storey residential tower at the southwest corner of Mill and Nelson Streets in Downtown Brampton. The northwest segment of Downtown Brampton is seeing the majority of highrise proposals lately because of the nearby GO station as well as less-organized and less-influential opposition than the wealthier neighbourhoods south of Queen Street. Many houses in the area have been carved into small apartments or are rooming houses, and land assembly is easier.


Ground Floor & Public Realm

§ Retail/commercial space (189m2 (2,034 square feet)) at the key street corner;
§ Pedestrian entry/lobby directly from Mill Street;
§ Three (3) two-level residential townhome/loft suites along Nelson Street;
§ Landscaped setback areas of at least 3m along the streets;
§ Recessed corner open space with opportunity for retail patio and enhanced landscaping;
§ Small outdoor landscaped space adjacent the townhomes on Mill Street;
§ Landscaped/fenced buffer areas (1m) along the west and south property lines;

Parking & Loading
§ One vehicle driveway to the south along Mill Street adjacent the residential lobby;
§ Covered ramp to under-ground parking on west side of property;
§ Four-level underground parking (200 cars) – typical parking level included;
§ Three short-term pick-up/drop-off parking spaces at grade next to lobby; and
§ Internalized loading/waste-handling service areas (between garage ramp and lobby).

Built Form
§ 4-storey L-shaped base building (podium) aligned with both public streets;
§ Reasonable base building setbacks to the west and south (7-7.6m) respectively;
§ Slender 800m2 tower size (GCA excluding balconies and penthouse (MPH));
§ Typical tower setback 6m from both streets (including 3-metre base building stepback)
§ Tower achieves minimum 12.5-metre setbacks to the west and south property lines; and, § Opportunity to mark the public street corner with prominent architectural design.

The overall site concept design would yield approximately 39,964m2 (430,172 sf) of floor area (GCA) including approximately 519 residential units.
