Toronto 175 Cummer | 10.49m | 3s | City of Toronto | Montgomery Sisam

Its an ok piece from Ed..........but in his brief focus on this site.......he really misses the delays and causes of delays that have affected far more units.

Edward Keenan's Toronto Star article titled "NIMBY Battle Over Housing Plan Cost City over $22M" is a false statement!,... as per City's Auditor General Report on Modular Supportive Housing done last year:
- By March 2023, all 3 Phase 2 Modular Supportive Housing projects were already over-budget by about double original cost estimates. 39 Dundalk was already 101% over-budget, then delayed completion/opening and now coming back for more money! Thus, expect cost of Modular Supportive Housing at 175 Cummer to continue to increase.

For 175 Cummer, $10.31M was original cost and at 92% increase would be $19.795M

But now instead using original $10.31M figure,... they're using $14.6M converted it to 2024 dollars (to account for increase in co construction/material/labour costs); last year's 92% increase would be $28.032M,.... why another $8.3M to $36.3M???,... a 57% increase!

Since last year's audit, the only known costs are about:
- $1M per year in storage ($79K per month)
- $325K delivery (one way)
- legal/planner fees to counter the legal/planner team of the appellant - which from my estimates cost the appellant far less than $100K

Huh? So in the last year, the City spent $7M fighting an appellant who spent less than $100K????

The Edward Keenan's Toronto Star article fails to mention, Modular Supportive Housing with on-site Safe Injection / Drug Supply for 175 Cummer is in front of TCHC's Willowdale Manor Senior Residence,... this is the basis for local NIMBYs' opposition - that it would be dangerous for the Seniors,... and this is why local PC MP supported locals in opposition to the City's proposal.

Of course, now Edward Keenan's Toronto Star article changed title from "NIMBY Battle Over Housing Plan Cost City over $22M" to "Doug Ford aided a NIMBY battle over affordable housing in Willowdale and now we’re all paying for it"

Remember once these Modular Units were delivered to Finch TTC Commuter Parking Lot for temporary storage in November 2021, the pro-Modular Supportive Housing advocates used it to bash Doug Ford's PC Government for not issuing MZO,... that really wasn't a good idea! You see, the Finch TTC Commuter Parking Lot is on Provincial (Hydro) Land,... and is leased to the City of Toronto for TTC Commuter Parking only,... NOT storage of Construction Material - which violated the Lease Agreement! And hence, that's one of the reason why the City needed to find an alternative location to store the Modular units in August 2022,... at about $1M per year and $325K delivery,...

(Just pointing out that the article's author does not choose the headline)
