Comments:

Lots to like.......... BUT

The Park should be refused; either off-site acquisition or cash-in-lieu, as proposed this is nothing more than downloading the cost of mowing the lawn to the City.

That's not the City's responsibility, mow your own grass, pick up your own garbage.

On the landscape plan; no planters in plain concrete forms, they're ugly and they invite tagging.

If going the planter route, you need texture, form and colour to discourage tagging.
 
New renderings updated it. The storey count changed from 34, 32, 3 and 3-storey to 34, 30 & 8-storey. Total height changed from 111.40m, 106.50m, 11.90m & 11.90m to 113.10m, 101.30m & 33.30m. The total unit count increased from 765 units to 892 units. The total parking count decreased from 875 parking to 804 parking. The total bike parking changed from 781 bike parking to 923 bike parking.
