Toronto 1 Eglinton Square | 158.8m | 46s | KingSett Capital | BDP Quadrangle

How does that impact this project out of curiosity.
The current active development application is tied to the property not the ownership group, so it in effect changes nothing for the moment. Once the zoning and official plan amendments are approved however, Starlight Investments can proceed with a site plan approval application for Block E (the townhouse block) on their own timeline separate from KingSett (actually they could do this without waiting for amendment approvals as well).

In theory they could also resubmit for a new zoning by-law amendment if they wanted to change the townhouse proposal on Block E to a high-rise project, but that is unlikely to be the plan and unlikely to be approved by City Planning.

Thanks for clarifying... Can't even imagine what Eglinton East from Leslie to Warden will look like in 5 years. MIND BLOWN

I think it'll take a little longer than five years to see a major change. In five years, a few towers will be under construction and a few from the earlier phases of the Crosstown community might be complete. But most of the proposals will still be working their way through the approvals process. I'd say give it 10-15 years.

It will be the same is 5 or 10 years like it is today as only various pockets will develop. Even in 20 year, you may see 50% of that area redevelop

I think 20 years is pushing it TBH... I think in 10 years (by 2032) Eglinton from Leslie to Warden will be significantly different. By then the Ontario Line will be functioning and as well as Crosstown Extension to the airport.

All these Golden Mile projects will be interesting to see come online, especially given their project phasing and possible mixed tenures.

There is a chance with these large master plans that some of the developments will end up having new launches competing with the previous phases of their project, which is a situation that they would want to avoid (especially the projects with rental tenure). Perhaps that is going to be simply unavoidable with so many multi-phased master plans underway across the Golden Mile corridor.

Golden Mile is going to be an odd spot for a while as each landowner goes forward with their first phase. it'll be a scattering of 30-40 storey towers along the street completely surrounded by suburban strip malls.

New Updates:

"Official plan amendment comprised of five development blocks for a mixed use community. Includes land known as 1-70 Eglinton Square, 1431 & 1437 Victoria Park Avenue, 14,18,19-23 & 26 Engelhart Crescent and 64, 68 Harris Park Drive. Stacked townhomes and five mixed use towers ranging from 25 to 40 storeys."

Thanks to @Art Tsai for the heads up..............more incoming....

Revised Proposal below.........much improved...........the mall is gone:

The new O'Connor Drive is in the plan, along with a new N-S public street (partial), at the border with Metro's lands; and a full N-S public street mid-site.

Phasing Plan can be found in the Transportation Docs:

Bike lanes to be provided on the new O'Connor and one of the N-S streets connecting it to Eglinton.

Plans include carshare and Bikeshare.

Parking high by City core standards, but low for development typical to a more suburban context:

Current by-laws would dictate 0.94 spaces per unit.

They doubled the unit count for the resubmission, that's crazy.

Parking ratio should be under .5

I wonder if it would have been better to close the western bit of Eglinton Square road and connect that area with the parkette. Leave the N-S road in the middle as the primary access to the site from Eglinton.
